Came back after eleven years and the maths had changed

I left Cork in 2013 and came back last spring, and the thing that got me was not the prices, it was that I could not read them any more.


When I went out you could hold the whole market in your head. A three-bed in a decent estate, you knew the number and so did everyone else. Now every conversation is about what somebody's cousin paid in a bidding war, and none of it lines up with anything printed anywhere.


So I did what my father would have called a waste of a good summer. I started writing down asking prices for the same properties week by week, here and in Antalya both, because my sister is out there and keeps telling me to look.


Two things fell out of it. Here, a lot of listings never move at all, they just get re-photographed and put back up. And the Turkish side was easier to follow, not because it is cheaper, because a place that sells stops being advertised. Most sites keep the dead ones forever and that is what ruins any comparison. I am not claiming I concluded anything. I have a spreadsheet and a slightly worse opinion of estate agents than I started with.


And then there is the paperwork. Eleven years of not being tax resident, every institution wants a different proof of address, and two of them wanted the same proof in a different format.
